If you're self-employed, you may not need full tax returns to get a home loan. A low doc (or "alt doc") loan lets you show your income with a signed declaration backed by documents such as an accountant's letter, business bank statements or BAS. It can help business owners whose tax returns are out of date or don't reflect what the business earns now. Low doc loans are assessed against lending criteria like any other loan, and they can cost more.
A low doc home loan uses evidence of your income other than full tax returns. You sign a declaration of your income and provide other documents from your business. "Low doc" doesn't mean "no doc": your income still has to be shown and checked, and your broker still makes reasonable inquiries about your finances.
With our alt doc loans you sign an income declaration and provide supporting evidence. Depending on the loan, that can include:

We can help with full doc loans too, and some of them may be able to work with a shorter set of financials, depending on your circumstances. Full doc loans are generally priced lower than low doc loans. Your broker will assess your income and financial situation. Every application is assessed on its circumstances and lending criteria.
It can be. If you already have a home loan with a clean repayment record, a streamlined refinance may be available, which can make the application simpler. Eligibility criteria apply, and the new loan has to leave you better off. Your broker will assess your income and financial situation.
It may be possible on some loans. You sign an income declaration and provide BAS. Other loans ask for an accountant's letter or bank statements as well or instead. Your broker will explain what's needed.
Not always. An accountant's letter is one way to support your declaration; business bank statements or BAS can be used instead on some loans.
Yes. We can lend to eligible companies and trusts. Your broker will assess your income and financial situation, and each application is assessed on its circumstances and lending criteria.
