Borrowing through a company or trust

Yes, you can borrow through a Pty Ltd company or a trust on some of our loans, for residential or commercial property. Whether a loan fits depends on the type of entity, what the loan is for and how the income is shown. Company and trust loans can come with extra conditions, such as who signs as a co-borrower and how long a trust has existed, and some loan types are for individuals only. Talk to your accountant about the structure before you borrow.

Which of our loans accept company or trust borrowers?

We can help a range of borrower structures, depending on the loan:

  • Companies: some of our residential and commercial loans accept Pty Ltd company borrowers.
  • Trusts: some of our home loans and commercial loans accept trust borrowers.
  • Business-purpose borrowing: some of our loans are for company borrowers with a genuine business purpose only.
  • SMSF loans: the fund borrows through a corporate trustee.

Each application is assessed on its circumstances and lending criteria.

What conditions can apply to a company or trust?

On some of our loans, all directors and shareholders of a borrowing company are co-borrowers on the loan, and a trust needs to have been established for a minimum time. Company and trust borrowers may pay a rate loading. Your broker can explain the conditions that apply to your structure and show you any loading on our current rate sheet.

How is company income assessed?

Your broker will assess your income and financial situation, and every application is assessed on its circumstances and lending criteria. Company income is usually shown through documents such as financial statements and tax returns. Because a company doesn't receive a notice of assessment, an accountant's letter can be used instead.

If your company's financials aren't up to date, alt doc options may be available, where you sign an income declaration backed by evidence such as an accountant's letter, business bank statements or BAS. Our guide to low doc home loans explains how that works.

Can a company borrow for business purposes?

Yes. Some of our loans are for company borrowers with a genuine business purpose, secured by residential or, in some cases, commercial property. Eligibility depends on the loan and the lending criteria. The business purpose is confirmed and documented before the loan goes ahead. These loans can't be used for personal or household needs, even when the borrower is a company. If you're borrowing against property to fund a business, our commercial property loans guide covers the other options.

Which loans are for individuals only?

  • Residential streamlined refinance: a streamlined refinance may be available for eligible residential loans, for individual borrowers only. For commercial property, a streamlined refinance may also be available to companies and trusts. Your broker will assess your income and financial situation.
  • Expat and non-resident loans: individuals only, with no company, trust or business borrowers.
  • Residential bridging loans: individual borrowers.

If one of these is relevant to you, the loan is taken out in your own name or names.

What extra paperwork does a company or trust need?

Expect your broker to ask for more than an individual application. Every file includes identity checks, a privacy consent, a credit guide and a needs analysis. Company applicants also complete a company KYC (know your customer) form, and the people behind the company are identified and checked. Where an individual guarantees a loan, independent legal advice is required on some loans before they sign.

Should I buy through a company or trust?

That's a tax and legal decision, not a lending one. A company or trust can change how income is taxed, who is responsible for the debt and what happens if circumstances change, and the costs can differ. Your accountant or solicitor can advise on the right structure. Once it's in place, an accredited broker can help you find out which loans accept it.

Super is different again. A self-managed super fund borrows through a corporate trustee, and the property is held in a separate bare trust. Our SMSF loans guide explains how that works and who can advise you.
