Commercial property loans: full doc, alt doc and lease doc

A commercial property loan can be assessed in three main ways, depending on how you show you can repay it. Full doc uses your business financials. Alt doc uses a signed income declaration backed by other evidence. Lease doc relies mainly on the rent a tenant pays. We can help with loans on offices, shops, warehouses and industrial property, for purchase or refinance. The options available depend on your business, the property and where it is.

What commercial property loans do we offer?

  • Commercial purchase and refinance: principal and interest or interest-only repayments may be available. Your broker talks to our team about the deal before quoting.
  • Full doc, alt doc and lease doc loans: secured by commercial or, on some loans, residential property.
  • Interest-only bullet loans: repaid in full at the end of the term.
  • Business-purpose loans to companies: secured by residential or commercial property.

Each application is assessed on its circumstances and lending criteria.

What is a full doc commercial loan?

A full doc loan uses your business's financials, such as financial statements and tax returns, as the main evidence of income. Your broker will assess your income and financial situation, and every application is assessed on its circumstances and lending criteria.

What is an alt doc commercial loan?

Alt doc is designed for business owners whose financials are out of date or don't show what the business earns now. You sign an income declaration and support it with evidence such as:

  • an accountant's letter
  • business bank statements
  • business activity statements (BAS).

Your broker will assess your income and financial situation and confirm what evidence the loan needs.

What is a lease doc commercial loan?

A lease doc loan uses the lease and the rent a tenant pays on the property you're borrowing against as the main evidence, rather than your own income. Your broker can explain what lease and rental documents are needed. Every application is assessed on its circumstances and lending criteria.

Can I pay interest only and repay the loan at the end?

Yes, with an interest-only bullet loan, available on some of our commercial loans. You pay interest only for a set term and repay the loan in full at the end. The loan can be secured by commercial or residential property, and you need a documented exit plan, such as a sale or a refinance, showing how the loan will be repaid.

What property and locations are accepted?

  • On some of our loans, commercial security must be in a metropolitan location, while residential security can be in metro or non-metro areas.
  • Some business-purpose loans accept commercial security only for retail, office and industrial property in listed metropolitan areas.
  • Vacant land may be considered by exception on some loans.
  • Specialised property, such as medical suites or childcare centres, may be accepted on some loans, with extra conditions. Some specialised security, such as stables, may be declined.

Can I use my home as security for a business loan?

Possibly. Some of our loans secured by residential property can be used for business purposes. Restrictions apply, for example on buying a business, paying for goodwill, funding a development or refinancing a business loan. Some business-purpose loans can also lend to a company against residential property. Using your home as security puts it at risk if the business can't repay, so talk to your accountant before you decide.

FAQs

Can I refinance a commercial loan more simply?

Possibly. A streamlined refinance may be available for eligible commercial loans, for example where your current loan has been in place for a minimum time and repayments have been made on time. Loan size and location limits apply, and it may be open to individuals, companies and trusts. Your broker will assess your income and financial situation.

Can a company or trust borrow for commercial property?

Yes. Some of our commercial loans accept Pty Ltd companies and trusts, and the conditions vary by loan.

Is an offset account available on a commercial loan?

An offset account may be available on some of our commercial loans. Your broker can confirm the features of the loan you're considering.

Will my commercial loan be reviewed every year?

Some of our commercial loans don't have annual reviews. Others may differ, so check with your broker.
